Every third property on the Adriatic is bought by a foreigner

Croatia is one of the most popular maritime real estate purchase destinations for Hungarians. It also attracts foreign investors from other countries. The proportion of foreigners among customers in Croatia was 14 percent in 2010, and in 2020 every fourth was a foreigner. In coastal areas, this proportion rises to around 30%. Why are Hungarians so interested in Croatia? In addition to its historical appeal, its availability is excellent. Knowledge of Croatia's regions and settlements undoubtedly plays an important role. Many investors buy in places they know well because they have vacationed nearby. The monitoring of other activities in the area should also be mentioned, e.g. ship mooring in one of the local ports. In general, Croatia attracts a specific group of customers who love Croatia and go there for a long time for summer vacation. The most popular, both for recreation and real estate investment, is the northern part of Croatia - Istria, as well as northern and central Dalmatia. For some buyers, the continental coastal location is also an important aspect when choosing a location. In the case of the islands, especially the more distant islands, you have to take into account the more complicated ferry transport. Conversely, this does not apply to islands connected to the mainland by a bridge, such as Ciovo, Krk or Pag.

In Croatia, Hungarians mainly buy real estate for their own use. The majority of Hungarians interested in buying real estate in Croatia are primarily interested in personal use. In the case of possible further renting of the property, it is possible in some cases through the established operating company. However, these services are usually created only in larger projects, of which there are fewer and fewer in Croatia. For smaller projects, leases are usually negotiated through a local agency. The permission of natural and legal persons is required for further renting and realization of income in Croatia.

Tourist statistics may be of interest to those who want to rent a house or apartment in Croatia. In 2021, 13.8 million tourists visited Croatia, which is 77% more than in 2020. In terms of accommodation type, there are 32.1 million guest nights in private houses and apartments, 17.4 million in campsites, and 15.7 million in hotels.
