Before concluding the contract of sale of the property, our office carries out a full inspection of the ownership situation of the property, requests the land register extract, which is marked with the name of the seller and proves the legal purity of the property in question. What is the real estate sales tax in the Republic of Croatia?
In the Republic of Croatia, the real estate sales tax and real estate acquisition tax are 3%, which the buyer is obliged to pay by law, and also based on an order issued by the tax office.
What documents does the buyer need when buying real estate in Croatia?
In order to acquire the right of ownership of the property, citizens of EU member states must obtain a Croatian tax identification number (OIB) before the purchase (FOR A SALE OF SALE AGREEMENT). This is the basic requirement for doing business in Croatia - whether buying real estate or starting a company - the personal identification number - in short OIB (Osobni identificazionesci broj) + a valid identity card and the corresponding residential address card. - Property transfer tax: 3% of the purchase price of the property
- Services of a Croatian notary public: preparation of contract documents, registration in the real estate register, etc.: approximately 1% + VAT
- Services of a Croatian lawyer (for the benefit of the buyer) during the transfer of ownership, for example: verification of contract documents, verification of the legal status of the property, etc.: approximately 1% + VAT
- Real estate agent's commission: 2-3 % + VAT
- Additional costs (registration, stamps, etc.): approximately EUR 150
- Property transfer tax: 3% of the value of the plot (value of the plot = approx. 20 – 25% of the purchase price).
- In the case of new buildings, VAT is already included in the price.
